Built for Residents. Designed for Retention.
Structured wellness programming that adds value for residents and stability for owners.
A modern wellness amenity for residential communities.
Today’s residents are overwhelmed, sedentary, and overstimulated, yet traditional wellness programming often misses the mark. Gyms go unused. Apps go unopened. One-off workshops fade quickly.
The Well Coaching Company’s Residential Wellness Program is a digital-first wellness experience designed to integrate seamlessly into daily life — offering structure without pressure, guidance without overwhelm, and access without intrusion.
We partner with apartment buildings and condominiums to deliver low-liability, high-value wellness programming that supports physical health, nutrition, and sustainable lifestyle habits without requiring constant in-person engagement.
Our residential wellness program includes …
Weekly Wellness Edit
A private, weekly wellness touchpoint delivered digitally to residents as part of The Well’s licensed residential wellness program.
Each bulletin provides concise guidance on movement, nutrition, and everyday habits, offering residents a consistent sense of care and structure without adding noise or obligation.
Designed for modern apartment and condominium communities, the bulletin functions as a low-maintenance, high-perceived-value amenity that supports resident satisfaction, engagement, and retention while requiring minimal involvement from ownership or management.
Weekly In-Person Activities
Weekly opt-in in-person wellness activities are offered as part of The Well’s licensed residential wellness program, providing apartment and condominium owners with a flexible, high-value amenity.
Activities rotate throughout the month and are scheduled on weekends, allowing participation to fit naturally into residents’ schedules and preferences.
All sessions are RSVP-based, enabling visible wellness programming without adding staffing, facilities, or administrative burden. For ownership, these activities provide a straightforward, low-overhead way to enhance resident experience and support long-term retention.
How our residential wellness program works.
Step 1: Initial Conversation
Owners or management teams connect with The Well to discuss building size, resident profile, and wellness goals. From there, the program is scoped to fit the property without unnecessary complexity.
Step 2: Program Setup
Once licensed, The Well handles all program setup, including scheduling, communications, and event planning. No new systems, staffing, or facilities are required from the property.
Step 3: Resident Launch
Residents are introduced to the program through a simple onboarding announcement. Weekly wellness communications begin immediately, and in-person activities are scheduled on a rolling, opt-in basis.
Step 4: Ongoing Delivery
The Well manages weekly wellness updates and weekend activities throughout the month. All in-person sessions are RSVP-based and proceed only when participation minimums are met.
Step 5: Low-Maintenance Continuity
The program runs with minimal involvement from ownership or management, providing a consistent, visible amenity that supports resident satisfaction and retention over time.
Our impact on your organization’s bottom line.
The Well Coaching Company’s licensed residential wellness program is designed to improve resident experience without increasing operational complexity, offering a predictable monthly cost that is easier to justify than capital improvements or staffing-heavy amenities.
-
Industry data consistently shows that replacing one resident costs between $3,500 and $7,000 per unit, depending on market and rent level. Even a slight reduction in move-outs can produce outsized NOI gains.
-
Surveys indicate that over 60% of residents cite quality-of-life amenities as a key factor in renewal decisions, particularly in urban and luxury properties with high competing inventory.
-
While most multifamily properties offer fitness facilities, studies show that fewer than 25–30% of residents use on-site gyms regularly. Wellness programming that is visible, recurring, and accessible increases perceived amenity value without additional capital expenditure.
-
Resident engagement data shows that recurring, predictable programming generates higher satisfaction scores than occasional social events, which often have high cost and low long-term impact.
-
Programs that combine digital delivery with optional in-person experiences require no additional staff, no build-outs, and no long-term contracts, making them easier to deploy across individual assets or portfolios.
-
Properties that can credibly position themselves as supporting resident well-being benefit from stronger leasing narratives, improved online reviews, and increased differentiation — especially in markets with compressed rent growth.
